At the onset, we first sit with our potential clients to discuss theirs project and we determine whether we are able to provide the services they desire at the time and budget they desire, therefore establishing a good Designer-Client relationship that will endure and that is fruitful to both parties.

We provide technical drawings for all our projects, from floor plans to elevations to sections and all other necessary drawings in order to complete a successful project.

How We Do It :
First we will meet with you to asses your project and evaluate the scope of the project. We will discuss the particulars to the project at hand , such as the location, the size, building type, budget, and any other information pertinent to the project.
At this time if we both feel that we are a good fit together we will ask for a retainer. After we both sign a letter of agreement detailing our responsibilities, we then begin to conceptualize ideas and generate sketches for you to approve .
Once we have received a signed conceptual design sketch from you approving the design , we begin to formalize the concept further. If we are employed to do the interior design or the landscaping, we will start to work with the client with color boards and material selections.
At this point we begin to employ any consultants that may be necessary for the success of the project , such as engineers (structural, mechanical, electrical, etc. ) contractors, any consultants, such as kitchen consultants as in the case of commercial kitchens, acoustical consultants in the case auditoriums or other music venues and local architects if the plans have to be signed and sealed by an architect.
At a mid point to the design process, where we will provide you with basic conceptual floor plans and elevation, as well as any renderings to convey the intent of the design, we again discuss any changes to the the design as we proceed further. We will present the client with updated color boards and material selections as needed. We make adjustment if it’s necessary and we continue with the design. At this point we would appreciate a payment in order to continue with the design drawings for the project, as stated in our letter of agreement.
During this time we will be meeting with the client (you) and with the necessary consultants and city officials, if we are needed to do so, to assure that we have a smooth as possible project and that we are all in agreement.
As we march on with the design, we will continue to send updates to the client as necessary in order to stay on track and update the budget to reflect any changes or updates.
Once we have completed our design work, the client will then receive the final drawings that will lead to a successful project, these may include ; floor plan(s), elevations, sections and details. We may also provide reflected ceiling plan(s), electrical lighting plan(s), finish schedules, other scheldules necessary and any additional specialized details that we deem necessary to the concept.
At this point we consider our work completed and we kindly ask for the balance of the amount due for the completion as per our letter of agreement, however, we can assist with periodic oversight visitations as necessary to ensure proper adherence to the letter of our design, if compensation is agreed to in our letter of agreement or we proceed as an addendum.
At this point if all was adhered to and all goes well, the client will have a great design that should live for many years to come. And we all live happily ever after. The End!
What we Don't Do :
We do not provide civil or structural engineering plans or solutions. In the case of retaining walls, land modifications or water shedding plans. A qualified civil engineer will be required to provide the necessary studies and plans needed to assert a good solid base for our design.
We are not geologists, so if one is needed we can suggest one or find one that works well with the project.
Again, we are not mechanical or electrical engineers nor pool design experts. These can be provided if they are required as needed, however we can provide power and lighting plans and layouts as well as pool design and layouts and we will coordinate with these consultants ad needed.
All other consultants are usually part of any design team and will always integrate with us to assure a well rounded project.
